Your Trusted Real Estate Partner

Estate Management
The Chhom Group’s mission is to give property owners, families and estates one trusted partner for every stage of a real estate transition. We bring more than 25 years of brokerage, development and asset management experience to each engagement, offering practical, value-added solutions for your estate's property and real estate holdings.
For families settling an estate, we manage the entire process with care and discretion, from evaluating renovate-or-sell options and coordinating contractors to preparing the property for market and handling its sale.
All personal property is professionally inventoried, photographed and marketed for sale. Where appropriate, we arrange placement with specialty auction houses for collections such as railroad memorabilia and firearms, so each item reaches the right buyers at fair market value.
Our goal is to relieve families of the burden, protect the value of what has been entrusted to us, and deliver a clear, well-documented result from start to finish.
Case Study: Full-Service Estate Transition, Deerfield, NH
THE CHALLENGE
When The Chhom Group was asked to help settle this Deerfield estate, the home had recently gone through a major flood. Water damage affected much of the property. Inside was a lifetime collection: the homeowner was a devoted collector of railroad memorabilia, from dining car plateware and timetables to pamphlets, lanterns and original signage, along with a collection of antique firearms. The family needed a partner who could protect the collection, account for every item, and make sound decisions about the house itself.
A CAREFUL, DOCUMENTED CLEAN-OUT
We treated the contents with the same discipline we bring to any real estate asset. Every item was professionally inventoried, photographed and catalogued in a digital inventory system, which recorded more than 3,000 items. Each box was labeled with a QR code linked to its contents, so the family could see exactly what was packed, where it was stored, and what happened to it next.
Items were carefully packed to protect fragile and historic pieces, then sorted by their best path to market:
-
Specialty auction houses for the railroad memorabilia and antique firearms, so these collections reached knowledgeable buyers at fair market value, handled under the appropriate licensing requirements
-
An online estate sale for furniture, household goods and general collectibles
-
Donation or responsible disposal for flood-damaged and unsalvageable materials
Deciding the Future of the Home
At the same time, we evaluated what to do with the property. We modeled four scenarios, ranging from selling as-is to a full renovation before sale, so the family could compare costs, timelines and net proceeds side by side.
To ground those options in real numbers, we:
-
Prepared a contractor request for proposals and a detailed schedule of values
-
Recruited and screened general contractors for remodeling estimates
-
Solicited offers on the home to test as-is market value against the renovate-and-sell option
THE RESULT
The family received one point of contact, a complete record of every item, and clear, data-driven choices for the home. That let them make confident decisions during a difficult time, without carrying the burden alone.
