Conditional Use Permit for ground floor conversion of commercial space to residential use in Central Business District plus increased density variance for upper story underutilized areas to add affordable housing units.

Work involved remediating permitting mis-information and correction to existing building plans to support request.

Commonwealth Collective
Manchester, NH

55 – 57 Manchester Street (2023): Provided new real estate developers with hard to obtain change in use for first floor residential where only commercial is allowed adding 5 additional affordable  apartments (80% AMI) and enhancing a long vacant storefront area.

37 – 45 Manchester Street (2025) – Zoning Variance and Planning Approvals for redevelopment of multi-story warehouse space into four residential, 2 bedroom apartments located in central business district.

Projects are credited with spearheading the redevelopment of Manchester Street which previously had over 500 FT of vacant and boarded up storefronts, with graffiti and vagrancy, for 20+ years located just 250 FT from the premier downtown attraction of Hanover Street

Denron-Hall Plumbing & Heating
Manchester & Nashua, NH

Provided analysis and review of existing multi-site property assets and employee uses of facilities located in Nashua and Manchester, identified consolidation and improved layout to support relocation of 40+ employees to corporate headquarters. Required existing conditions analysis, as-built drawings, and site plan reviews to identify potential zoning and planning compliance.  Work directly enabled organization to reduce operating costs and overhead due to excess space with the disposition of the Nashua facility.

110,000 SF adaptive reuse; 72 apartments, micro-hotel, commercial & food truck venue. Managed site planning, environmental remediation, city incentives (79-E, CDRC), and delivered 4 months ahead of schedule.
